Direct mail to private local lenders

So I am getting ready to start advertising to private local money people that currently are or are interested in loaning. What is the best way to screen threw the calls? Is there one?

You can go to listsource and look up different mortgages.

I think "private party mortgages" is what you are looking for. 

There was an article on BP that had more specific instructions.
