How to approach a For Sale By Owner (FSBO)

Hello BP Members,

My question is how to approach a FSBO?

I have never initiated the conversation with them before. I have always been the one approached.

So, to be more specific, my question is how would I start the conversation?

I know a lot of people just wing the introduction. And a lot of people just tell me to start talking to figure it out. That turns into me becoming a stuttering and mumbling mess with to much information and questions trying to get out one time. So to prevent that I write script for myself. Therefore, I am kind of asking you guys to help with that.
