I have had a lot of real estate agents tell me they will not put in an offer that is below listing price. The offers that are put in are the ones that the agents say are good deals and don't need much work but don't provide pictures or won't show until after an offer is put it. They have claimed that have worked with other investors to get rental properties and flip a few houses though they seemed to always push the FHA option. I have told my agents I'm looking for SFR, 1000-3000 Sqft, newer than 1950-2009, Single story, max of 1 acre lot size (otherwise, you start getting into the farm and middle of nowhere), the ones that are in need of repair, TLC, or work done, and ones that have a spread between list price and median sale price of the 4 Zip Codes I am focused on.

Hello all,

I am Ashley. I have between here for years learning/lurking. I also learned some from other real estate investors, I have met along the way. I still have not successfully closed on a deal. Got quite a few almosts. And a whole bunch of real estate agents quitting and giving up after the first 3 offers put in if I can get them to put the offers in.

I am looking to a mentor, of sorts, that can help me find what I am doing wrong or help me tweak what I am doing to help close on some deals.

Quick facts about me:

I work in construction, I am the Project Manager of the company. I also do some work myself in the field which is to be expected when its a family business. I also am a Virtual Assistant to a HUD Consultant in NJ.

Hello,

I have a question, revolving around how to sell a pre-probate property. Family members of mine have inherited some real estate from their recently departed sister and are looking for away to get the property off their hands without spending money. The place is barely livable, has a lot of back taxes, and ownership was never transferred when their mother passed. What documents and documentation do I need to give them to help them out? The property is in San Bernardino County California.

I have called the County, they said they could not help because of it being a legal matter, they said to get a hold of a Title company. I called a Title company and they said call a probate attorney. This is where my family members said no because they are not spending any more money on this. (They supported her for 5 years, paid her bills, groceries, etc.)

Any help would be greatly appreciated.

It is SB County Sheriff and Hesperia City Police the place is located on the border of Victorville and Hesperia.

We have called the police before when they were outside screaming and yelling at each other at midnight. The dispatch lady said "We are close you will have to wait until we are open for any none emergency problem".

So from what I just gathered from the lease is that:

The loudness, from playing their video games that shakes the walls to them playing drums at night to their kids and dogs toys being in a common area (front yard and parking area) as well as the dog poop not being cleaned up, the dog never being on a leash, and them blocking the front yard gate with a blouder is a violation of the lease. Correct?

My mother has called the police, they did nothing. Just caused them to increase the noise.

Also, someone stole all four wheels from my mothers car. We reported that and it took the police 6 hours to show up.

My mother lives in an small apartment complex (14 unit) where it is managed by a property management company. Numerous people have filed numerous compliments about the tenants in one of the units to property management. They are loud and always fighting late at night, always banging on the walls, playing music and video games so loud that it vibrates the walls. The tenants took over the front yard with their dog, bunnies, and kid toys, as well as have blocked the front yard gate with boulders. They have even damaged other people vehicles getting there vehicle out of the parking area.

It probably does not help that they have a family living in the unit directly behind them and they go out every morning at 3am-4am and throw a soccer ball at the each others windows.

Is there anything else my mother and these other tenants can do?

Yes. You have to work with a broker. They teach you the ropes and double check your work and make sure you are doing everything right.

I have kind of been on fence about getting my license. Right now, I do have an agent and her husband working the real estate side. Though, I will keep you in mind if you do take the next step.

Also, you would have to find a broker so you can work as an agent as I am sure you know.

The trickier part is finding a broker that would allow you to work as an investor or even submit low offers. I have heard from realtor friends and some realtor investors that their broker's do not like their clients working with investors or submitting low offers.

I just wanted to share this little piece of information. So, when you do go looking for a broker to work under ask them if they are alright with the fact you will be submitting possible low offers and you are an investor.

Hello Biggerpockets,

Just wanted to post something that keeps happening to me as of late.

Every time I say or someone says I working on becoming an real estate investor. They go "Oh. Can you find me a house?" Every time I tell them "No, you need an agent to help you." There response is always "Aren't you?" I tell them "No. I have an agent and I would gladly recommend her if you are looking for a house."

This has happened multiple times. Most cases when I tell them "I am not an agent" they walk away. Except this one person. I keep telling him "I am not an agent I cannot take him out to view properties or assist him in purchasing one". This guy will not take no for an answer and he keeps sending me lists of properties he wants me to look into for him. Each time he sends a list "I tell him I cannot take you out to view these properties, you need to get an agent. I can recommend you my agent". I never get a response back. This has happened multiply times. Today, the guy messaged me saying "Have you looked into any of the properties I have been sending you. I need a place to in 8 days."  I told him "No. I keep telling you, I cannot help you purchase or view houses you need an agent to do that. I am not an agent. I can recommend you one." His response was "Have you looked into any of the properties I have sent you?" I did not even respond back.

Anyone else have this experience before?

Any advice on how to handle this guy? Or just ignore him.
