Old renter deposit dilemma

So I'm purchasing a property with an existing tenant. I plan to keep this tenant but I have no deposit from said renter. The renter's portion of the duplex is in sub par condition as they have lived there for over ten years. Do I ask for a deposit? Any feedback would be appreciated!
