Absolutely looking for this list as well. UC on 200 unit deal and lender just popped in and said it’s a pre review 2 market.

Scenario:1 commercial prop owned by 5 people

Goal: sell it to me but they each want to split proceeds AND use 1031 to go buy individual props.

problem: not doing a single like-kind exchange it looks like they can't split it up and go invest in props individually 

solution/reward: anyone(attorney) that can solve this by creatively coming up with a method UP front OR on the back end of this transaction gets my business to solve this problem.

text me if you think it can be done and let's discuss asap, I want this prop, the price is agreed, we just need to solve this issue.

Hello, I am in a situation where without using 1031 I will wipe out almost all gain in paying taxes for practical purposes, I want to get more time then 45 days (takes me on average 6-8 months to find a deal) and so I heard about Capital Gains Tax Solutions, they say that with some added language in the 1031 I can elect to send the proceeds into a DST Deferred Sales Trust AFTER 1031 time expires in order to keep the funds available as if the 1031 was ongoing for months or years till I find a deal I want to buy, I am looking for ANYONE who has used them first of all and 2nd who has used them in this capacity.  thanks for any insight. I need to verify they are legitimate  as a company and also conceptually on this idea they are proposing.

don't trust zestimates, do your own SOLD comp work within the last 6 months. this is what banks do, you want to do exactly what a bank does that way you will be in line with what they want to lend on all the time and you will not bring them bad deals they wont close on that way.

Hi, so I am now after a few years in a position of having a lot of equity in pretty many props I own. My question for the group is HOW to get access to this equity without refinancing the props, banks seem to only like to do 50%LTV max on lines or loans, and having a high prop count does not seem to excite a bank even though the CLTV of them all leaves a good equity position to be had they don't seem interested.

Is anyone using any exotic or interesting NON bank type deals to get access to equity in any type of private or commercial deals I need to be knowing about ?

My goal is EQUITY ACCESS like a line of credit, blanket across all props....thanks!

Chad, sounds interesting to say the least and I've always wanted to know how to get into PAPER investing instead of asset investing as the pain in the *** factor on the actual ownership is ok but not optimal, my exit goal has always been paper only work as in basicly lending. As a larger SFR portfolio owner I am getting close to being able to go switch gears and try LENDING only...where to start though? how does one become a "Hard money guy" in reality? (Obviously it takes lots of capital, I guess debt could work along with cash....but I'd deff be interested in hearing the "E book" if you will of the HOW and the STEPS and the PITFALLS. :)
