Is it good idea investing SF vacation house on cold marketing ?

Hello community friends,

I found a single family vacation home currently bank listed. Home in need repair. I would like to fix and hold. This will be my first home as owner and investor. Zillow shows that area "cold" for marketing. I will see the home with realtor on Sunday. What do you recommend to me? Also which funding options ?

Is it good idea offer first time home buyer and when find the buyer sell the house or offer as investor ? Which way easy?

I'm a little bit mess between become home owner or investing, because the home is not that I want to live all the time in that area.
