How to Get a Partner Out of a Deal

I see a lot of discussions on how to get into a partnership, but can't find any on how to get out. 

I got myself into a bad partnership. This "partner" has not performed their end of deal, has no interest in finishing projects, terrible with communication, and worst of all looks to be running some sort of scam with a contractor partner of his.

I did a successful flip earlier this year with him, but things have drastically went down hill from there on the next ventures. Phone calls/ texts go unreturned and the properties been sitting idle for months. 1st draw payments to the contractor partner didn't get used properly either. 

I'm looking for advice on how to get this partner out of the deals (50/50 on op agreement and loan). Its not as simple as calling and getting a legal doc signed giving me power to sell or push him out of the deals (3 total properties). These properties were purchased in June and have been sitting idle for months. Its time to cut losses and move on. The question is how to do that without cooperation from the partner. 

Anyone been in this situation or have advice for getting a non responsive/ non preforming partner out of a deal?

How did you structure the partnership, legally, @Kyle Doney ? Did you have anything written up before you started?

I guess I would need more information about what you are trying to do. Who put up the money to purchase these three properties? How are they titled? How are the financed?

Has any work been done by anyone on these properties? 

Are you simply trying to get his name off the title? Are you trying to get money back from him? Are you trying to give him money to go away?
