David the way some people do seller carry back its absolutely TOXIC .... think of the guys in Texas that buy crap houses do not touch them and sell them to Hispanics for double market value  :)

investors were doing this in Detroit.. buying houses for 1 to 2k and selling on contract as is to homeowners for 20 30 40k.. people just don't know what they don't know.

Then you have my son in law trying to buy a 2.5 million dollar home in Vegas and he wants seller financing.. :)  and I would take a million dollar one with seller financing.. and I would not regard that as toxic....
