Your note assuming 30 yr mortgage is going to be $606/month.
rough estimate with insurance and taxes your PITI will come out to 800/month. Maybe more, maybe less.
I would assume rent to be 1100/month and not 1250 to be on the conservative side
Your cash flow only assuming PITI is 300/month. You have to factor in capex, maint, prop mgt and all that jazz on top of your PITI.
It's not so much a question of what we think as much as what you think about the deal. Are you happy with these numbers?
