As many of you know, I've had a couple larger projects I've been in process of purchasing. Closed one on Aug 14 in Dallas and FINALLY closed the second one today in Naples, FL. I really had forgotten how difficult this is.
About 30 years ago, when I was doing a lot of Real Estate syndications, times were different. Now you have lenders, mortgage brokers, appraisers, inspectors, surveyors, buyers'attorney, sellers' attorney, agents, title companies, closing agents, state licensing requirements to run a business, etc.
I was trying to figure out why I'm so tired today and this dawned on me. I remember the days when the earnest money in CA was TWO pages!1 Now the basic Texas one is 13 and requires other crap like surveys. What a rat race.
I'm excited to finally be done with these. Like an idiot, I have another offer going out friday if a buyer defaults on his due diligence period. I also have an offer out on a home to buy that the wifey likes, a lot sale closing tomorrow on a lot in a little subdivision I have in Tx and a house I had constructed in same subdivision closing monday. I guess I have a right to be tired.
Anyway, thanks for letting me rant.I'll try to stay up better on PMs and e-mails. Rich, tired in FL.

It's nice to see someone really cranking out the deals though.
