Hello BP members! What factors should one consider before living stricrly on the cash flow from ones rentals

Have you kept enough in reserve for inevitable unplanned expenses? And, will you be always happy with just that income? (ie. never increasing, because you're now hand to mouth!*)

Or, have you been clever enough to be able to keep investing because your buys were so good that the banks keep on letting you refinance to buy more, while also INCREASING your cash flow? 

Once you've hit that perpetually-sustainable increasing income - live your dreams like never before!
