I agree, college kids can be a steady stream of renters.  Good market if you can deal with that kind of thing.  Property and school taxes are highest downtown though, I think. 

Overall If the properties are cheap it could be a way to get your feet wet.

Albany is known for their college scene? Really?  Is this something it has a reputation with compared to other cities?   I've lived in the area here for over 10 years and do not think of it as a college city,  but I'm not of college age so that hasn't exactly been on my radar.  There ARE a lot of bars downtown..  so I guess there's a connection.

I would hesitate to buy any property for any students downtown because so many areas downtown are pretty sketchy.  Maybe you can buy cheap and make money renting out rooms l just wouldn't be looking for the property to appreciate.  Albany just overall seems like a stagnant area (that's not necessarily a terrible thing).

This may sound silly but I'm looking for a book or guide that explains in a lot of detail  how most people go about buying a house . So far all of the episodes Ive listened to and articles I've read talk about different strategies and ideas for ways to approach investing in real estate . However I am an extreme newbie and I've never bought a house or watched someone go through the process. I would love a detailed look at just what the average American goes through step by step when they buy their home . I've looked at the house buying for dummies books on Amazon  and  some of them have good reviews but they are old... And the newest one did not get great reviews . So I'm wondering if anyone can just recommend a book or a guide that actually explains  the entire process  from start to finish .  Thanks ahead of time  :-)
