To sell or rent out my home....

I bought a brand newly built town home with many upgrades in july/2016. I have been living in it since then. I now want to get into real estate investing. Should I sell my town house and start, or rent it out. I can live with my son for a while to get started in investing. My townhouse is purchased with an FHA mortgage and has PMI as well as HOA of 192/ month that includes water and basic cable. The building is owner responsibility. They take care of grounds and sub. Which is the smarter deal sell and begin or rent it out?
