Website for Mortgage Balances
Preparing for my first offer...... Are there websites which make mortgage balance available for public consumption? Is Property Shark worth the investment?

Let go of that "perfectly accurate" thing. You'll never find it.
That said, sometimes you can find the mortgage recorded in the public record showing the original loan amount, but not the terms or the length of the loan. The best you can usually do is a good guess. In other cases, you can find the actual loan document as recorded stating the loan amount, terms, length, etc.
The exception, of course, is notices of default / Lis Pendens and notices of auction sale. Those will usually state the outstanding balance to be satisfied.
In some states, this information is not disclosed ("non-disclosure states").
