DFW - Rental market

Hello

I am new to real estate and learning how to do it right. I have explored the Plano/Frisco areas trying to figure out my first investment property. The objective is to buy and hold.

I see the properties in this region are maxed our per current rents. It's mostly neutral to negative cash flow in a peaking market. I understand that with years inflation will push rents higher. There is also an overhang of a long due recession (given US history of 10 year cycles).

Would the experts advice me to enter a market given above data?
