Best way to for a foreign investor to obtain a loan.

Hello everyone,

I am currently living between the U.K and the U.S as my wife is American. I am looking to start investing in properties this year.

Does anyone know the process of how to obtain a low interest rate loan for someone in my situation? Or the process of how to get there?

Can I use my tax returns from the U.K to qualify for a loan in the U.S? Or do I need to wait for my green card and pay U.S tax returns?

Is there a more simple way to get a loan?

Any advice would be highly appreciated!
