Post: Reverse Mortgage Purchase

I have a friend who just got super lucky and is supposedly buying a home for considerably less than what the home is worth. Based on what he tells me, the house has appraised for $245, but is buying it for about 25k from a family who has a reverse mortgage on the house. They have a $1M MI policy on the house which apparently allows them to walk away with selling the house for cheap and the bank gets made whole at time of sale. 

So my question is this; do sales of homes with reverse mortgages on them typically go like this, or is my buddy getting extremely lucky by finding this deal? It should be noted that the seller is a family friend.

 Not true. Sold to me on 8/31/15. Zillow and RedFin reflect that date.

I still own and it and still am looking to sell.

Hello,

I got an offer on a two-family that I own. The offer was made so that I would become the mortgagor to them, while already being a mortgagee with my lender. Seems weird and wondering if it's legal.

I had an attorney tell me there was too much liability on my end, but wanted to run it by the BP family as well. If someone has an idea of if this would work or not, I am happy to share the P&S.

Selling my two-family in Gardner MA on Park St. Property is in close proximity to the golf course, town pool, bandstand, park and downtown Gardner. Pretty turn key! Tenants are responsible for shoveling. Just need a lawn mower!

I own the house and would like to sell quickly. I just moved and live about 90 minutes away now.

Right but what about asking for last months rent as well? Does NH consider that part of the security deposit?

Hello BP Community,

You all have come through for me in the past, so I'm hoping you can help me out again. 

Two questions... Does current land lord tenant law prohibit me from asking for first, last ad security?

Also, does anyone have a iron-clad lease? I am willing to pay.

Hey BP!

I am in the process of looking for a new insurance policy for one of my properties, and as I am shopping for a landlord policy, one of the companies I called said their competitive quote is for what their calling a business owner policy. 

The quote is about $500 less per year, which in my opinion is significant, but I'm a little skeptical.

Does any one insure their properties this way?
