Duplex Purchase

I am interested in purchasing a Duplex built in 1969. The Duplex is 2 bed/ 1 Bath per side. If I purchase it would cost $75,000 with 25% down. It's not in the best neighborhood, but all the other duplexes and single family homes are occupied. I was told by the relator that one side rented out for $425. He is not renting the other side out, because he is trying to sell it. The rented side is rented out to his family, and I have the option to rent to them or ask them to leave. The duplex doesn't have a back door and the yard is very small, but the side I looked at has been renovated. The Comps are around $65,000, but those are for single family homes.  Any input would be appreciated. Thanks
