Hello all, I had my first move out on our fully occupied  4plex purchase. I will start screening potential tenants very soon. What are some good screening programs on the market? Are there any other methods I can used without purchasing these screening programs? Thanks in advance

Looking for Private Lenders that is willing to finance a loan on a 4 or 5 year term. I am looking to purchase 4 duplexes on the same property and need money for down payment and repairs. Any input or suggestions are appreciated.

Purchasing a commercial property through owner financing. Owner has property under LLC. Will it be smart to get a LLC for the property? I can get it later without the hassle of dealing with the banks. I think I understand the concept of getting a LLC for protection, but I been getting mixed responses from different sources. What are your thoughts?

Thanks Jennifer. $500 is the fair market rent. I didn't see 2 meters, but I will find out next time I look at it. The side I looked at was clean and remodeled. Everything worked, I would even say that it is ready to be moved in. I haven't got it inspected or checked the other side of the duplex, but it looked in good condition. Do you see future problems if there isn't 2 meters for the water and electric?

I am interested in purchasing a Duplex built in 1969. The Duplex is 2 bed/ 1 Bath per side. If I purchase it would cost $75,000 with 25% down. It's not in the best neighborhood, but all the other duplexes and single family homes are occupied. I was told by the relator that one side rented out for $425. He is not renting the other side out, because he is trying to sell it. The rented side is rented out to his family, and I have the option to rent to them or ask them to leave. The duplex doesn't have a back door and the yard is very small, but the side I looked at has been renovated. The Comps are around $65,000, but those are for single family homes.  Any input would be appreciated. Thanks
