Hello, I am exploring Chicago area for my next real estate investment. My general criteria is A or B+ neighbhoods (low crime rate, good school district) with newer (1990+) property and a decent cashflow (7% and above with 25% down payment). Can someone please recommend if there are areas that will meet my criteria?

Hey guys- I am an investor and Realtor and lived in the Western Suburbs my whole life - DuPage and Kane - family lives in Oswego. If you would like help I have a lot of city data, market info etc at my finger tips. Not my style to be pushy or steal from other agents so if you are working with someone else good luck; if not and want my help message me!
