Rehab Loan HELP

I recently was in touch with a lender who does 5% conventional rehab loans for properties up to 4 plexes. I offered on a property that has a triplex and a single family home on the same property. They both are under the same mortgage and the total units is 4 including the single family home. The lender doesn't like that the single family home isn't attached b/c I will not be a resident of this as I would be living in the triplex on the front of the property. Does anyone have any ideas of what I can do. I will be occupying one unit but since the triplex and single family home aren't connected, it gets messy. The house probably won't pass FHA inspections which is why I loved the idea of the 5% conventional rehab loan. Any suggestions will be greatly appreciated. I am in San Antonio, TX.
