Value play strategies for Small Multi-Family Properties?

Most likely,the valuation for small multi-family properties will employ comparative sales approach.In this case,the rent improve will most likely not influence the valuation of the property.

So I would like to know what is the value play strategies for small multi-family property?Increase rent would not be helpful here,then what should we do for better sales price after 1 year or 2 years holding period?

Would like to start with small multi-family properties and then jump into the apartment building complex,so would like to know what strategies should I use for the small multi-family rental?
