Advice for the "next step"

Hey BP, 

Long time listener first time caller....

I've been in the game 3 years and i've done fairly well.  I'll def attribute this to work, research and luck.  With this the last thing i want to is donk off what i've gained but i want to progressively grow.  I certainly do not consider myself an expert so I'd like to get a little advice or ideas to how to move forward next.

My long term goal is $200,000 passive income by the time im 45.  (9 years).

I've built up 2 million in total real estate worth and $4k/mo in passive income.  

I currently am looking at the best way to utilize on roughly $150,000 cash.

I'm in the midst of my first MU BRRR with about $130,000 in that project but this will def be my biggest "risk" to date. What would you wise individuals recommend as the best way to move forward next?
