Also with this question basically...CapEx will include things like roof/dishwasher/refridgerator etc etc. BUt if you're including these in your rehab you obviously shouldnt have to replace these for 15-20 years. So you can steal from your CapEx some i'd say.

Pretty much the same as above.

Although your Vacancy Rate seems high no?  10%?  I generally run a 5% when calculating which from what I know is fairly standard.  Maybe your Taxes/Insurance you put in monthly or something?  $259 and $62 seems like those should be the monthly T/I not annually.

And also ya, whats the extra $2,600 coming from?

Also another thing to factor is if you're rehabbing what of those costs are being added into your CapEx? You might be able to shave some of this number if you're running a 10% Maintenance already. Just a thought.

Ya, the good thing @Andre P. is being a fourplex ill be rehabbing in cycles so the other 3 will observe more, but ya thats a good idea.  I planned for a standard 5% VR but I will need to plan on an extra month or so for rehab work.  Smart.  TY!

@Dave Carpenter Duplexes comp out in the area for actually more than this fourplex.  My numbers I think are understating the value, a Fixed up Duplex comp right next just sold for $450k.

Looking at another property right outside of downtown Austin

$400,000 pp Fourplex 25% down

$36,000 in Rehab 

$500,000 ARV

$5,000/mo rent after rehab

10% CapEx and 7% property management

Basically im roughly netting $1,100/mo post rehab (roughly 1-2 years in between tenants)

Also my expectiation is a solid 7-10% in value over the next few years as this area is booming and the location is great.

I'm viewing it as a 10 year or so hold. 

Whats your guys thoughts?

Ya, i was factoring a 10% cap ex rate and felt like i was over budgeting (which im ok with).  I just didnt know if there was a "standard" number that people go by.

Ya i'm trying to get quotes on stuff from a few different contractors there now. So i think that will just take time. Being its a BRRR a lot of this stuffs "life" will start from day 1.
