What to do with a property with 200K equity?

I have a property (Primary Res)  in MA, and would like to sell or rent it.  What's the best way to use the property to expand my rental Cash Flow?  I could rent it for 2200-2500 and my payment (+ Tax and Ins) is around 2300.  I could sell and use the capital/equity (200 -300k) to purchase more rentals.  Any wisdom would be helpful.   {New to investing}
