Best Cleveland Area Town To House Hack?

I want to house hack in Lakewood, Ohio because I know and love the area. However, Lakewood prices are a bit hot right now. Two questions:

1. Do prices tend to cool off a bit after school starts in the fall for single family and small multifamily properties?

2. Are there better areas around town to look? 

I love Lakewood because it's close to Cleveland and because it's safe on the west end. But are Gordon Square or Ohio City just as safe? (Since we're house hacking I want to make sure that we don't have to deal with safety issues.)

I'm obviously hunting for value here but I'm willing to pay the Lakewood premium for value that surfaces in the form of quality of life. Many thanks!
