Best Cleveland Area Town To House Hack?

I want to house hack in Lakewood, Ohio because I know and love the area. However, Lakewood prices are a bit hot right now. Two questions:

1. Do prices tend to cool off a bit after school starts in the fall for single family and small multifamily properties?

2. Are there better areas around town to look? 

I love Lakewood because it's close to Cleveland and because it's safe on the west end. But are Gordon Square or Ohio City just as safe? (Since we're house hacking I want to make sure that we don't have to deal with safety issues.)

I'm obviously hunting for value here but I'm willing to pay the Lakewood premium for value that surfaces in the form of quality of life. Many thanks!

I only moved to town about a month ago, and I'm commenting on this mostly just so that I can see the answers... I have exactly the same question!

That said, I was intending to check out Gordon Square, purely because I went on a date the other week with the most hipster of all the super hipsters I have ever seen in my rather hipster-tastic life, and he said Gordon Square was the new up and coming neighborhood. (Tremont and Lakewood are both places he thinks I would enjoy but "already getting gentrified"!)

So if you're looking to invest somewhere that's going to get more fashionable over the next few years...

Edit: That said, obviously I'm not going to take property advice from a dude with a Marx beard without doing my own research. ;)
