Needing help writing a purchase contract in VA.

Hi BP community, I have an accepted offer on a home. The issue I have is I've always used a real-estate agent for my previous purchases and never really payed attention to filling out a contract. I am using a VA loan and the house is sold by owner. Can someone guide me on filling out a contract? If not maybe point me to the right direction?

FYI I did download the one page contract in the FilePlace.
