SFR portfolio exit strategies

For those who own 5 or more SFR properties, what exit strategies would you consider? 1. Sell individually to other rental investors, 2. Sell in bulk 3. Sell to homeowners

That is a dilemma. If you have several properties and want to 1031 your best option is to sell as a package. The downfall is having to take a reduced price. I have hit that point but decided to borrow against them rather than take the tax bite. This will allow the acquisition of more properties without having a taxable event.
