Get Real Estate License and/or Mortgage broker License for REI?

Should a Real Estate Investor get a Real Estate License? How about a Mortgage Broker License? I could see the advantage of writing everything yourself and having access to the MLS. Does anyone know any cons?

I've been told I could get a Real estate license in a few month, but haven't been able to track down how long it takes to get a CA Mortgage License. Anyone know off hand?

I know i't not a must, but how common is it an investor will have one or both of these Licenses?

Any advice is much appreciated,
