Should a Real Estate Investor get a Real Estate License? How about a Mortgage Broker License? I could see the advantage of writing everything yourself and having access to the MLS. Does anyone know any cons?

I've been told I could get a Real estate license in a few month, but haven't been able to track down how long it takes to get a CA Mortgage License. Anyone know off hand?

I know i't not a must, but how common is it an investor will have one or both of these Licenses?

Any advice is much appreciated,

Hey thanks for the input everyone!

Jeannie Kenes, I just bought my first property in lower Paradise, CA last Febuary! It's two separate houses on one lot. I'm living in one and renting the other. I paid 130k, (FHA 30YR), for it and houses down the street are now going for around 200k. Fingers crossed.

The market around here seems to be picking up lately. Houses around 100k-200k are  moving fast.
