@Melody Bynum that is a really hard one to answer in short form. If I'm buying through normal channels and am going to be given a title policy at close, I don't. I'm not going to close a deal like that without them clearing title so it's not a concern.
If I'm buying at trustee sale, or through an online auction, it's the last step before I bid. I want to make sure the property is worth it before we run that final search.
For packages, I usually farm the title work out and that takes more time. With more than 10 properties it's going to take at least a week so I send it as soon as we think there's even a remote chance of buying the properties.
This is of course a product of the fact that we know how and are willing to do our own research. That saves us time and energy.
