Where/what should I buy with 1031 rollover money?

Hello BP! Just looking for some opinions/advise! I will have approx 380 to buy with a property I'm selling(165 equity). The current property doesn't cash flow, but the appreciation has been great! About me...I'm an accidental landlord but am now ready to buy more properties. I'm interested in SFH or duplex/triplex. I am interested in cash flow and appreciation for the long haul. I'll keep the properties for 15-20 years or longer. My area (PDX) isn't a good place to buy right now. I have some reserve cash, but not a lot to pay for upgrades/fixes unless I take a loan against my retirement. My first goal to to make 3k a month, then the sky's the limit! I have been looking in places that I have family and friends, but nothing has jumped out at me yet. What would you do?? Thanks in advance! Chris
