Thank you all for commenting on this thread.  I currently use cozy but tellus seems to have many more features. I'm going to use it for one of my upcoming vacancies!  I will report back on my experience.

Hello BP family!

I am looking for a lender for a LOC on an investment property in WA State (Vancouver). I have been calling around and have found Banner Bank to be the only one. They only offer 60% LTV. Does anyone have any other contacts? I'd like to get a higher LTV. Thanks in advance!

Hi John,

Just call a local title company to determine closing costs.  Clark county Title or Cascade title.  There are many more out there!

I invest in Vancouver and Camas.  Both areas are growing...numbers aren't great but I am getting there!  Rents are increasing hand over foot right now.  Feel free to contact me.  I am also an agent and am happy to chat with like minded people!

Apparently I can't figure out how to tag  you!  Sorry about that.  Thanks so much for the info.  They are looking for a conventional loan on a rental property.  Do you have rentals in the area?

@BrianMcmenamin I am from SD originally and my parents still live in the area.  I have looked in the area previously for a rental, but never bought anything.  This property is being purchased by family for a rental and possibly a retirement home for them in the future.  Where do you invest currently?
