not sure how old this thread is but did you ever find a company? their is one company called Rebogateway.com they don't have leads for every county but if they do for yours they are suppose to be the best. Unfortunately they did not have leads for my county. I have been searching for another company.

Thanks for the info, I do pretty well with my traditional RE business listing and helping buyers. Sounds like I should put my money away and wait for a good rehab flip opportunity, or rental buy and hold opportunity.

Thanks so much for your info, do you currently do any deals like this? If so I realize now you would need to have a good amount of equity in the property to cover yourself in case something horrible were to happen, and for instance you need to call your hard money lender to bail you out and resell the property quickly.

Hello I am just dipping my feet into this topic as I am very interested in Subject 2 properties. I would like to know let's say you have owned this property for several years 3-5 and their is equity and you decide you want to sell it. The owner's name is still on the mortgage are you able to sell the home without getting the seller you purchased the home from back involved? Would they have to go to signing? Can you not sell the home till the mortgage is completely paid off? Thanks I have more questions but would like to start with this one.
