Can you sell leads to Real Estate agents with a license?

Hey guys, I do a whole lot with internet marketing and get a lot of my leads for my wholesale deals from targeted ads and organic traffic from SEO work. Was wondering if it was legal for me to do the same thing with finding people who want to purchase homes using real estate agents, add them to my email list and send them to a real estate agent and take a commission of the sales or work off of a flat finders fee. I have a buddy who does this in a different state and he has his license, and before i started doing the backend SEO work and running ads, wanted to know the legality of doing it without a license.

mind you the whole time I wouldn't be brokering any properties or representing myself as a real estate agent.
