Hello everyone,

I am currently in the process of searching for my first property to purchase. The objective for this property is a buy and hold (cash flow). I am currently a college student at the University of North Florida (Jacksonville, FL ). I have 15,000 in liquid capital. Im looking for input to what you think I should be looking for, focusing on, and etc. Also looking to find a realtor who deals mostly with investment properties. Any input from this community is greatly appreciated.

Read and listen to everything you can find here on BP about "House Hacking". I did this when I was in college. Back then it didn't have a fancy name but the process was the same. I bought a 5 bedroom house and rented out 4 rooms to my college buddies. If I had to do it over again, I would have bought a duplex, triplex or quad that I could have continued to rent out after I graduated.
