This is my situation. I am currently a student at the university of North Florida. I have been studying and learning all I can about real estate. Im ready to do my first deal but I am missing one thing. I am missing the mentor I so desperately need. Please help.. Any advice to find that person is appreciated. 

I am very interested to hear about some of the ways people go about conducting (CMA) Comparative market analysis. 1. Where to find the Information? 2. The way in which you go about putting it together and 3. Ultimately extrapolating a market value from the analysis.

Here are few basic constraints for what looking for with this property 1. Within 15 miles from the the university of north Florida 2. 200k and under 3. Under 4 units 4. Mostly cosmetic upgrades needed As a college student And first time buyer I'm looking for a house hack and ultimately to turn the property into a rental. I would love to hear what you have to say and any advice you would be willing to give. I am also looking for investors in Jacksonville who would be willing to have lunch and discuss the industry.
