Advice needed on FSBO

Hi everyone, 

I have found a FSBO that I'm going to look at it tonight. I have never purchased a property directly from a seller and I'm not sure how the process works. Do I need to have a purchase agreement with me that I can get signed right away if it is a good deal? If I get the signed purchase agreement will a title closing company do everything else? Do I give earnest money directly to the seller or to the closing company? Any answers or advice would be appreciated!
