Creative financing with real estate agents

Hello,

I am very new and am still looking for my first property. I belong to a great REIA in Central Arkansas but there's something I keep forgetting to ask. When making a trio of offers, including one with seller financing, and they have a real estate agent; how does that work? Do you try to pass the offers through the agent or still try to sit down with the homeowners? Do you send the homeowner a letter? Agents are required to submit offers to the sellers but in my experience thus far, agents are required to do a lot of things they only do if they feel like it.
