I want to buy the house I rent from my landlord.

Hello,

The house that I live in and rent from my landlord is starting to fall apart.  I live here with my gf and we love the house, and the location, and could do a lot to fix it up.  Whether you rent or own, your still paying a mortgage so I'm toying with the idea of buying it from my landlord.  It would make a really great rental someday.  My landlord and he has expressed some interest in letting me buy it from him in the past but he still owes way more than the property is worth on the mortgage, especially with the condition it's in.  

Any Ideas of Suggestions?
