Rental in Wilmington? Should I?

Want to know if anyone of you owns rentals or rents in the Wilmington, Delaware area? I may be getting one under contract to wholesale. But I don't want to do it unless I'm sure people enjoy renting in this area or areas like New Caste, Newark, and The War Zone of downtown Wilmington. Let me know. For reference, the address is 1407 coleman street wilmington de.

@Zachary Foust I would look very closely before pulling the trigger. This house is in the browntown section and this neighborhood is different block by block. It is a highly populated with rentals and everything that comes with highly rented areas. That being said, I know people that own there with success, but be sure to do your due diligence.  It's not a war zone but drive the neighborhood and make sure you are comfortable.  Like stated above, there is definitely growth in the riverfront as well as new construction in the area, but it can be dangerous to buy on speculation of appreciation. Rents in the area will range for 900-1000 for 3 beds so most investors will want to be in for not much more than 50k.  Looking forward to hear more about this opportunity.
