Inspection and Appraisal BEFORE I make an offer??
Looking at a duplex to buy and hold. Property is in a great area, but I am concerned that there is a bit of rehab work to be done. In order to make a wise offer, should I get an inspection AND an appraisal before I make the offer?
I know an offer with contingencies is an option, but I am trying to see if it's even worth getting deeper into negotiations if the inspection and appraisal results don't make sense.
Any and all opinions are welcomed and appreciated!!

Offer first. Inspect based on accepted offer. You shoud be able to know what the property is worth before you make the offer (ARV). You should also have an understanding of what rehab you are willing to do. Base your offer on that. If your offer isn't accepted,then you won't be wasting time inspecting, and money with an appraisal. If the offer is accepted, then you inseptc the property. When you inspect, if you fingout the rehab isn't what you expected, withdraw the offer.
