Utility chargeback in SC?

Hello everyone,

We are looking at a place in SC and the landlord is currently paying all utilities (ouch!). The meters are not separated but I was wondering if there are any rules in SC regarding charging back for electric, heat, and water? We would not look to make any additional money off this - just simply pass the bill along.

Thanks,

Melissa

hi Melissa,

I live in Summerville, SC and own 20 units and 2 SF in the area. There are no rules regarding utility charge backs as far as I know.

When I bough the 20 units I did the same thing, I charged back $35 for the 2 bed and $45 for the $3 bed.

We also did a significant rent increase from $550 to $779 for 2bed and from $600 to $859 for 3 bed.

If you need anything in the Charleston Metro area, I'm more than glad to assist.

I'm a realtor with KWR Mount Pleasant and also flip and own MF.
