Alaska landlords and investors (Fairbanks and Anchorage)

Something I am totally in the dark at, and would love to ask those of you who have lived or had rentals in Alaska. I think the expenses for Anchorage and Fairbanks should be pretty similar, with the exception of heating in Fairbanks obviously being higher.

What has been your expenses for: heating, electricity, and water per month? Lets assume an average 3/1 and work from there. Also, does anyone pay for snow removal and sewer? I am trying to run some numbers and am having difficulty obtaining this crucial information. Lunch is on me when I arrive to Fairbanks or Anchorage :)

Hey Andrey,

I own a 3600 sqft 4-plex in East Anchorage with three 2 BR, 1 BA and one 1 BR, 1 BA units and a 7 car parking lot. Below are the average utilities I see every month:
- Water/Sewer: $180
- Trash (dumpster): $115
- Gas: $190
- Electric (common area and outdoor lights): $50
- Snow Removal: $350/year
- Lawn Care: I do this myself so I'm not sure
