Thanks for the info.  Yeah, my brother luckily bought his house about 5 years ago and has seen some great appreciation, about 50% like you are saying.  Good to know there is a strong rental market there.

Thanks for the information.  That is exactly what my brother did.  He is going to do a cash out refinance and see how he likes being a landlord.  That is good to hear that rental rates are good in Fort Collins.

Welcome to AK!  Check out the local real estate meetup called REX (Real Estate Exchange).  They put on a great meeting about once a month, except in the summertime when everyone is running around trying to get as much sun and warmth as possible, lol!  It's pretty amusing actually.  Anyways, you can find them on Meetup at https://www.meetup.com/R_E_X_/ in case you don't already know about them.  It's a great place to meet other investors in Anchorage and surrounding areas.

@Adrian Fajardo, new construction is definitely sweet!  Not much maintenance for at least the first 10 years.  

As I'm sure you already know, make sure to get comps and check those rents as well.  Pro formas tend to show best case scenario plus some for rents.
