Utah Multi-Family Investor
Hi, relative newbie who has done several SFR flips who is looking to purchase smaller Multi Family units (preferably 4-plex) for buy and hold investments. My question is, what is everyone's opinion on the Wasatch Front's high prices and low cap rates for Multi-Family purchases? For a long term investor does it make sense at this point to just get in the game, bite the bullet and purchase something even at a higher price than seems prudent? It is not necessarily in my DNA as an investor to pay full retail, but at this point, is there a choice and 20 years down the road will it matter??

There are many investors that buy in California and bet on the appreciation. Some have done very well. Is it the best use of your funds, I don't know. What other options do you have.
