Hello, just wanted to get some help evaluating a potential commercial project.

24,000 square foot building with 20,000 warehouse space and 4,000 of office space.   Building is concrete tilt up and is in very nice shape.

lease is $12,000 per month NNN, tenant also pays RE taxes.

just entered into 5 yr lease.

7.5% cap rate 

PP is $1,920,000.00

seller will finance with 10% down at 5.5% interest. 

loan amount is $1,728,000.00

30 yr amort. @5.5% is $9,831.39/mo

I'm invested in a couple of Senior Living Memory Care Facilities.  I also would be interested in some smaller commercial property.

Hi, relative newbie who has done several SFR flips who is looking to purchase smaller Multi Family units (preferably 4-plex) for buy and hold investments. My question is, what is everyone's opinion on the Wasatch Front's high prices and low cap rates for Multi-Family purchases? For a long term investor does it make sense at this point to just get in the game, bite the bullet and purchase something even at a higher price than seems prudent? It is not necessarily in my DNA as an investor to pay full retail, but at this point, is there a choice and 20 years down the road will it matter??
