Thanks for the replies. @Jay Hinrichs @Andrew Kemler Pardon my ignorance on this.  

What would the approximate increase in value be with a "shovel ready" project be over the price of dirt? Roughly 20%?

I didn't even think about that, Andrew.  Thanks for your reply.  Does that basically mean having all the permits in hand ready to go. Once permits are secured how long typically do you have to act on it. Are there tricky timing issues with this approach?

I am toying with selling my land to a developer. I live in Denver in a neighborhood on a mixed use zoned lot. I am leaning toward selling the land rather than developing myself.

What is the best way to find out what the price of new construction is? My lot could hold a 6-7 unit row home with each unit averaging 1800 sqf. Is $175/sqf a fair estimate? 

Similar lots in my area sold for 600k over 12 months ago. Since then the market has risen roughly 11%.

Am I crazy selling? Should I try to pull this off on my own?
