Deal or No Deal???

Wanted to find out what everyone thought of this deal - $138,000 purchase. Seller pays all closing costs. FHA 3.5% down. Duplex - 3/1.5. $ year old furnace each side. Newer appliances. Will need about $20K in work. The roof is ok for now, but is a re-roof job and the shingles are starting to "telegraph". The roof is factored into that $20K. Along with windows and updating each unit. Current rent is $950 per unit currently. Once updated should be able to get at least $1050.
